Commercial Surfacing in Ware, explained

Commercial quotes get compared properly, so ours are written to be compared. The dig, the sub-base depth, the courses, the drainage, the kerbing and the markings each carry their own line and their own figure. When a cheaper quote lands next to ours you can then see which of those lines it has left out, instead of weighing two totals against each other and hoping.

What we need from you before any of that is the traffic, not the area. Two sites of identical size, one taking staff cars and one taking deliveries, are the same drawing and two entirely different jobs below the surface. Building the lighter of the two is the false economy that gets paid for twice, and it is the single most common thing we are called back to put right.

The programme is usually the other half of the conversation, because very few sites can simply shut for a fortnight. We build it around your access and your trading hours and tell you up front what that costs. We are based in Hatfield, the survey is free, and there is nothing payable up front.

We cover the SG12 postcode in Ware, and the rest of Hertfordshire.

What your quote covers

  • A free site survey covering loadings, levels, drainage and how the site is actually used
  • A written, itemised quotation setting out the build-up, materials and markings
  • A programme phased around your access, trade and opening hours
  • Excavation and a sub-base specified for the traffic the area will carry
  • Surfacing laid and rolled in courses, with kerbs, edgings and drainage set in
  • Thermoplastic line marking, bay layouts and a cleared site at handover

Choosing commercial surfacing in Ware

Commercial surfacing covers a wider range of jobs than most people assume. A staff car park, a delivery yard taking artics, a farm track, a private estate road and a forecourt are all commercial work, and each one needs a different build-up because each carries something different.

A farm track taking loaded trailers across soft ground is a different engineering problem from a visitor car park, and surfacing both to the same specification would fail one and waste money on the other. The deciding factor is always what drives on it and how often.

We take on car parks, forecourts, access roads, private roads, estate roads, farm tracks and loading and turning areas around Ware. Drainage, kerbs, thresholds and line marking are part of the job wherever they apply.

From first visit to finished job

  1. Step 1

    Site Survey

We visit the site, assess loads, levels and drainage and understand how the area is used.

  2. Step 2

    Written Quotation

A clear, itemised written price for the works.

  3. Step 3

    Programme

We plan the work around access and business so disruption is kept down.

  4. Step 4

    Groundwork and Surfacing

The base is built for the loads, and the surface is laid, rolled and finished.

  5. Step 5

    Markings and Handover

Bays and lines are marked out, the site is cleared, and the works are signed off.

What happens on site in Ware

Levels and falls are set first, so water is directed to gullies, channels or, on a rural track, to suitable outfalls. Standing water does more damage to any surface than the vehicles crossing it.

The build-up is then specified to the loading and the ground. Soft ground under a farm track asks for a different sub-base than firm ground under a car park, even for the same vehicles, and that is established by looking rather than assuming.

Surfacing is laid and rolled in courses with kerbs and drainage set in as the work proceeds. Where line marking applies, it goes on once the surface has cured, in thermoplastic on anything used hard.

What affects the price in Ware

We do not publish a rate per square metre, because the number would be wrong for most properties. The survey is free and the price you get afterwards is fixed and in writing. These are the things that move it:

  • The area, and the loads the finished surface has to carry day to day
  • The specification: tarmac, surface dressing, block, or a combination across zones
  • How much dig-out the existing ground needs and where the arisings go
  • Drainage, gullies, channels and kerbing across the site
  • Line marking, bay layouts, hatching and accessible spaces
  • Phasing, out-of-hours working and any traffic management the site requires

Looking after commercial surfacing

Keep gullies, channels and outfalls clear as routine maintenance. Blocked drainage is the most common reason a commercial surface fails earlier than it should.

Deal with small defects promptly, because traffic enlarges them quickly and on premises you control a pothole carries a liability question alongside the repair cost.

Refresh line marking where it applies, and consider surface dressing or sealing to extend the life of the surfacing between larger pieces of work.

Commercial Surfacing in Ware: Common Questions

Do you work in Ware?

Yes, SG12 is in our normal area. We are based in Hatfield and the site survey and written quote are free.

Do you do farm tracks and estate roads?

Yes, alongside car parks, forecourts, access roads, private roads and loading and turning areas.

Is a farm track the same job as a car park?

No. Loaded trailers on soft ground is a different engineering problem from visitor parking on firm ground, and the build-up differs accordingly.

How do you decide the specification?

By what drives on it, how often, and what the ground underneath is like. All three are established on site rather than assumed.

Will I get it in writing?

Yes, the build-up, drainage and any kerbs or marking are set out in the written specification before work starts.

Are you insured for commercial work?

Yes, fully insured for commercial and public sites, with documentation available.
